Design Concept

It is a symmetrical Y-shaped footprint building which can increase stability while minimizing the building load. The three-storey modules are placed back to back to create a services space between the flats. All services such as plumbing and M & E are located within the space, with mesh decks providing access from lobby entrance points and allowing for cross ventilation. The services areas can be accessed without maintenance staff needing to go indoors. Staircases are placed to the south and north of the atriums to reduce heat gain.

Flexibility in design

The Director of the Leigh & Orange, Mr. Law noted that the generic single-block model is not a final configuration. Instead, the flexible and unified system approach could be linked to other towers or expanded by the addition of concrete, or even steel, modules. Individual features such as sky gardens can be added or moved to suit issues including varied project costs or site constraints.

Prefabricated Construction

The prefabricated ideas are again adopted. The 6m by 4m prefabricated pods developed by Gammon Construction are proposed to apply to the development in modules slotted into a steel superstructure attached to a concrete sheer wall core.

Natural Daylight

There exists triple height atrium and morning exercise areas, positioned to face the morning sun, which provides on every third floor, with another two floors looking into the space. Lift lobbies abutting the three-level atriums feature sun scoops to reflect in light and means for cross ventilation when weather permits.

Sky gardens

Sky gardens are provided to reduce heat load on service and introduce greenery to the buildings.

Sun Shading Devices

Blinds and other sunshading devices can be applied to different elevations depending on the directions they face as passive energy-saving measures.

Cost effective INTEGER building

From the study from Franklin + Andrews, they have found that compare with a traditional 40-storey building, although the INTEGER building incur a greater initial cost, the extra cost will be compensated at year 42 and have a net profit afterward.
